Rate of Pay: $17.22 – $25.81

Job Duties:
Responsible for care, maintenance, and complete grounds operation by keeping premises, including sidewalks and driveways, neat and clean at all times. Operate and maintain equipment and machinery necessary to maintain surrounding grounds, including mowing grass, planting flowers, shrubs and trees, watering, spraying of chemicals for pest control and fertilizing. Maintenance and service of machinery and equipment. Installation and maintenance of irrigation system. Set up chairs and tables for daytime meetings as required. Be in the rotation of maintenance personnel who check the building on weekends. Ability to diagnose and correct building irregularities. Recommend supplies and equipment needed to the Building Superintendent. Maintain adequate inventory. Complies with all safety regulations and Material Safety Data Sheets. Keep a complete record of chemical use, requirements, dates of application and daily log of activities and duties. Overtime as required for projects, weather or building emergencies including snow removal. Maintain a positive work atmosphere by acting and communicating in a manner so that you get along with customers, clients, co-workers, and management. Performs maintenance, custodial and other duties as assigned by the Building Superintendent. Fills in for Maintenance Lead and serve as a point of contact in the absence of the Superintendent.

MINIMUM QUALIFICATIONS:

1.Must have High School Diploma or the equivalent.
2.Must have a valid Kansas Drivers License and insurable with Building Authority carrier.
3.Must have knowledge of general grounds and building maintenance.
4.A State of Kansas Commercial Applicator Certificate under the Kansas Pesticide Law is preferred.
5.State of Kansas Certified Arborist Certificate a plus.
6.Demonstrate skills for assigned work.
7.Demonstrated aptitude or competence for assigned responsibilities.
8.Prior lead or supervisory experience preferred or progressive experience in a responsible position in a related field.

Physical Requirements:
Must have ability to seize, hold, grasp, turn, or otherwise work with hands to operate hand tools. Ability to lift 100 lbs. with handgrip at 30 – 1 vertically and 6 horizontally. Lift 50 lbs. from floor to overhead occasionally. Lift 50 lbs. horizontally, occasionally. Carry 50 lbs., rarely. Occasionally working with hands over head. Ability to climb ladders & stairs, frequent walking, traverse uneven surfaces. Ability to make fine discriminations in sounds, such as when making fine adjustments on running motors. Possess eye/hand/foot coordination, sufficient to drive vehicle and operate mowers and trimmers and ride on yard maintenance machinery and variety of floor maintenance equipment. Must be able to work with all types of equipment including mechanical attachments, hand and power tools, snow blowers, power broom, sprayers, utility vehicles, mowers, chain saw, chipper, man-lift, seeder, and top dresser. Subject to some extreme weather conditions of heat and cold while working inside and outside. Frequent standing, bending, walking and occasional sitting. Rarely to occasional exposure to chemicals, fertilizer, sharp objects, noise, and vibration.
